Contracts Manager

Permanent

£85,000 + Commission + Package

Thames Valley & London

Our client has been operating in the Thames valley for over 20 years and growing from strength to strength. They have a particular focus on building long-term client relationships, bold creativity and industry leading safety processes.


As a Contracts Manager, you will be the driving force behind their “Holy Trinity” of Project Management, Design Management, and Commercial Management. You will manage projects valued at £5-8 million annually, with individual project values ranging from £200,000 to £500,000. Your role will adapt based on the size and complexity of each project.



Key Responsibilities:

  • Health & Safety: Ensure the highest health and safety standards across all sites, adhering to all relevant legislation, regulations, policies, and quality assurance standards.

  • Client Representation: Act as the primary point of contact for clients, consistently representing the company positively and understanding stakeholder requirements.

  • Project Strategy: Lead project strategies, including careful planning, commercial propositions, and program activities.

  • Site Visits: Conduct weekly site visits to oversee progress and compliance.

  • Project Programming: Develop and agree on detailed project programs with all stakeholders, including critical path analysis and construction programs.

  • Contract Management: Apply proficient understanding of contract forms, especially the JCT suite, and ensure all contractual notices are issued correctly.

  • Site Setup: Ensure sites are set up to company standards, including presentation, branding, and cleanliness.

  • Design Review: Lead design review meetings and drive improvements with internal teams, suppliers, and clients.

  • Stakeholder & Risk Management: Develop strategies for stakeholder analysis, project risks, and procurement schedules.

  • Quality Control: Manage the quality control process, ensuring all work meets contract specifications.

  • Team Management: Oversee the project team, including design, contract administration, finance, and site teams.

  • Meetings: Plan and hold contract kick-off meetings, issuing minutes and close-out actions.

  • Commercial Success: Aim to achieve and improve the booked profit margin by 3%, exploring all opportunities for commercial success.

  • Procurement: Align procurement strategy with the program and ensure best value, with clear contract terms for suppliers.

  • Change Management: Capture and communicate all change events, ensuring recovery of additional sums and issuing necessary documentation.

  • Project Delivery: Ensure projects are delivered on time, communicate progress, manage slippage, and report risks.

  • Cost Reporting: Maintain up-to-date internal and external project cost reports, issuing detailed reports bi-weekly.

  • Invoicing: Keep client invoicing current, adjusting stage payments as needed, and scrutinize and approve supplier invoices timely.

  • Project Completion: Issue Practical Completion certificates and client final accounts, leading post-project activities and feedback processes.

  • Client Relations: Maintain ongoing relationships with clients and communicate opportunities to Account Managers.

  • Site Manager Oversight: Ensure Site Managers complete their required activities and provide training and guidance to Freelance Site Managers.

  • Reporting: Issue weekly client reports and manage the RFI and technical submittals processes.

  • Multi-Project Management: Successfully deliver multiple projects simultaneously.



Experience Required:

  • Proven experience in managing projects valued between £5-8 million per year.

  • Strong understanding of Health & Safety legislation and QA standards.

  • Experience with JCT suite of contracts and contract management.

  • Demonstrated ability to lead project strategy and manage stakeholder requirements.

  • Proficiency in developing detailed project and construction programs.

  • Strong leadership and team management skills.

  • Excellent communication and client relationship management abilities.

  • Experience in procurement, cost reporting, and managing change events.

  • Ability to manage multiple projects simultaneously.
