Our client is a prominent UK-based construction company known for delivering high-quality projects across various sectors, including commercial, residential, education, healthcare, and hospitality. The company specialises in fit-outs, refurbishments, and new builds, offering tailored solutions that meet the specific needs of clients.
We are seeking an experienced Construction Manager to oversee a high-profile lounge fit-out project at Heathrow Airport. This role requires an individual with a strong background in managing large-scale commercial construction projects, particularly within the framework of a Tier 1 main contractor. The ideal candidate will possess extensive experience in cost control, risk management, and have a deep understanding of JCT contracts.
Key Responsibilities
Project Management: Oversee the day-to-day operations of the lounge fit-out project, ensuring all work is completed on time, within budget, and to the highest quality standards.
Cost Control: Manage the project budget, ensuring cost-effective solutions are implemented without compromising quality or safety. Provide regular financial reports and forecasts.
Risk Management: Identify and mitigate commercial risks associated with the project. Implement robust risk management techniques to safeguard the project's financial and operational success.
Team Coordination: Lead and coordinate with various subcontractors, suppliers, and internal teams to ensure smooth project execution.
Client Liaison: Serve as the primary point of contact with the client, addressing any concerns and ensuring that project expectations are met or exceeded.
Quality Assurance: Ensure all work meets the specified standards and complies with relevant building codes and regulations.
Health & Safety: Enforce strict adherence to health and safety regulations on-site.
Flexible Working Hours: Primarily work night shifts, with the flexibility to switch to day shifts as required by the project.
Requirements
Experience: Minimum of 5 years' experience as a Construction Manager on similar projects for a Tier 1 main contractor.
Contract Knowledge: Extensive experience with JCT contracts is essential.
Cost Management: Proven track record in controlling project costs and managing budgets for high-value projects.
Risk Management: High proficiency in commercial risk management techniques.
Heathrow Experience: Previous experience working at Heathrow Airport is advantageous but not essential.
Flexibility: Willingness to primarily work night shifts, with the ability to swap to day shifts when necessary.
Communication Skills: Strong leadership and interpersonal skills, with the ability to effectively communicate with clients, stakeholders, and team members.
Contract Details
Duration: Until February 2025, with an expected extension to December 2025 based on performance.
Value: £6 million
